Melbourne's 2nd Tallest Residential Building Moves to Contract Documentation

Situated on the corner of Queensbridge Street and Power Street in Southbank, directly opposite the Crown Entertainment Complex, Prima Tower will rise 72 levels to join the Rialto and Eureka as the being amongst Melbourne’s tallest buildings.

Now at contract documentation stage, the 253 metre apartment tower will cater for the growing premium residential market. It is being architecturally designed by Disegno Australia for the joint venture partnership of PDG Corporation and Schiavello.

Meinhardt is responsible for the structural design of this tower, as well as for CFD modelling to ensure efficient natural ventilation through the 9 level podium carpark.

Vincent Amato, Senior Structural Engineer at Meinhardt, said: “With our unrivalled experience and expertise in tall building design, we are applying proven design techniques to deliver a highly efficient and cost effective solution.”

“The site is relatively small, with dimensions of 55 metres by 50 metres, so one of the main structural challenges associated with this slender building is to produce a building structure with a dynamic response appropriate for the premium residential spaces at the top of the building. People feel building movements more when they are horizontal, so this is more critical in residential buildings than in office towers.”

“Another challenge arises from the poor ground conditions. Whilst we avoided basements to mitigate cost and risk to the project, we still require a 10 metre excavation for the core
foundation. Our design incorporates the use of hanging bored piers as part of the temporary works.”

Sam Tomasello, Project Manager at PDG Corporation said: “The Prima Tower development will set a new bench mark for quality hirise buildings which will prove to be a highlight within Melbourne’s city skyline”

Construction is programmed for completion by mid-2014.

^^ One of the things I like about this tower is the way it will seamlessly fit in with the Eureka/Freshwater Place cluster in Southbank.

Quality, one of the best new buildings under construction, if not the best! :D

Qualified by me being in a grumpy mood, but our thirteen year old highrise apartment's nine level carpark also has excellent and efficient natural ventilation. The wind blows in the grilled windows and blows out the door or vice versa. Apparently our car park ventilation works extra well as our and the adjacent buildings have created a marvellous wind tunnel effect for the local area. Today I received an email invitation to a private viewing of plans for a new Central Equity highrise apartment building. Might it be this one?
